Where Should You Price Your Atlanta Home?

There are three main pricing strategies – pricing your home: above, at, or below its market value.

  1. Priced above market value: Sellers like to price their home high, thinking that someone just might pay it. That’s unlikely – buyers shopping for a home know exactly what the market is like, and won’t be fooled into paying more than it’s worth.
  2. Priced at market value: Always a good strategy – that’s what your home is worth!
  3. Below market value!  Anyone could give your home away if it is not priced correctly!

Worried about setting the wrong price when selling a home in the Atlanta area? Ask to see the “estimates of value” collected from agents visiting your home during the broker’s open house. These estimates come from agents who work with buyers every day, and who know what buyers are willing to pay for homes. When twenty or thirty values are plotted on graph paper (or simply averaged), your home’s true value to buyers will become quite clear. If your home isn’t within 5% of the average value, it’s overpriced, and the asking price should be dropped!  Don’t let your home become an old, tired listing. It will eventually sell for less than you would have received if you’d priced it properly!

Yet most buyers often begin their home search by looking through ads or surfing the web. They don’t even realize what a waste of time!  It’s a very time consuming and tedious process, and now they find it is many times non productive search.  The listings are probably already sold!  These good ones always sell quick, so perhaps you are looking  at the leftovers!  The truth of the matter is that even a seasoned real estate agent couldn’t find the homes they hope to sell through the ads or on the web. The reason is, there is not enough information! All the important information is missing, because you have to call the agent to get the rest of the information. So why not try another approach?

If you are not pre-approved or pre-qualified for your financing, ask us to arrange a “pre-qualification” interview with one of several mortgage loan officers. The lender will explain available mortgage options, ask for credit and employment information, then advise you of the maximum loan amount for which you qualify. Once you are pre-qualified, you can shop with confidence for the perfect home.  

Getting pre-qualified is a good idea when house hunting, because it is a way of determining your budget when purchasing a home and allows you to determine the amount of your down payment as well as your monthly payments. It is important to let your agent know what you’ve qualify to purchase. A pre-qualification letter is usually received after filling out a basic application. Pre-qualification can also strengthen your position when making an offer on the home of your dreams by giving you negotiation leverage.

BUYER AGENCY – BEFORE YOU BUY UNDERSTAND THE PROCESS

AGENCY LAW – WHO REPRESENTS WHOM?**

Atlanta Buyer Agency ExplainedAtlanta Buyer Agency: In a routine real estate transaction, usually the real estate agents represented the party who has signed an agreement with them to market their home, i.e. the seller. It is important that you realize, as a purchaser of real estate, that times have changed. REALTORS® can now legally represent the buyer. REALTORS® have a responsibility to you to be honest and ethical in presenting property to you and are required to divulge ALL KNOWN in a seller’s property disclosure. This is a list of facts and defects about a property in order for you to make an intelligent buying decision. However, at no time can they give you any information detrimental to the seller, and they must pass on to the seller any information they have about you, such as your willingness to pay more for a property than your offer indicates. So why is this important? A seller disclosure statement is an important tool for the buyer and the seller. It brings to all concerned parties a clearer picture of the home and a more accurate expectation level for the buyer.

An example: If the basement or a roof leaks, the buyer will know that this will need to be attended to before finishing off that family room downstairs or repainting the bedrooms. And if the furnace, air conditioner or hot water heater are old, but in working order, you will be prepared for its replacement when the time comes. Sometimes the current owner may not know a property’s condition, especially if the property has been a rental. Be sure to review disclosures with your agent carefully and ask all the questions you have until you feel comfortable. Do not be afraid to ask for a professional to further examine our options However, you may also enter into a written agreement with the Agent to have him or her act on your behalf. This is called Buyer Agency or buyer representation. Jim and Ellen can guide you through the maze of questions and issues that will arise, and as buyers agents will work on your behalf to resolve them or clarify.

Ellen and I choose to offer Buyer Representation, and will specifically represent you, as our client, in the buying process, if you wish. As members of the Real Estate Buyer’s Agent Council (REBAC), we’re skilled in providing excellent representation for buyers. Plus, Georgia law requires that we have a written agreement, stating our mutual obligations. Under such a buyers agency agreement, we have a legal duty to divulge to all parties that we are working under a “buyer agency” agreement. Under such an agreement, your interests will be represented. Costs are paid from the sellers’ funds at closing. So there is no cost to you at all!

AS YOUR EXCLUSIVE ATLANTA BUYER AGENTS, WE WILL:

  1. Meet with buyer to determine specific housing needs, location, and budget.
  2. Provide mortgage qualification assistance to facilitate the mortgage application process.
  3. Conduct on-going search of housing availability, through the First Multiple Listing Service.
  4. Contact “For Sale By Owners” and builders as appropriate on your behalf if necessary.
  5. Schedule appointments and accompany buyer client on all property showings.

  12. Disclose all known facts that could affect the transaction.
